Our firm handles both sales and purchases of residential real estate. Representation includes negotiation of the contract of sale during the attorney review period, preparation, if necessary, of a letter amendment to the contract of sale based on those negotiations, oversight of all contract contingencies which may include a mortgage contingency, the result of inspection reports and title issues.

For clients who are purchasing real estate, our firm coordinates the purchase of title insurance and a survey and works with the lending institutions to prepare the mortgage closing documents. We prepare the Settlement Statement which will be signed by both buyer and seller at the closing of title. We will attend the closing with the client and after the closing, we will record the deed and the mortgage with the county clerk.

For clients who are selling real estate, our firm will assist with the payoff of any mortgages and/or liens on the property, prepare the Deed, Affidavit of title, Seller’s Residency Certification and Form 1099. We will attend the closing with the client and after the closing, we will attend to the recording of the deed and the mortgage with the county clerk.
